ENTRY INTO SPAIN

Residence regulations

Entry into Spain is extremely straightforward for German citizens. Thanks to EU freedom of movement, you can enter visa‑free with a valid identity card or passport and stay in the country for up to three months without further formalities. For a longer stay (more than three months), you must register with the competent immigration office (Oficina de Extranjeros). As German citizens, you need neither a work permit nor a residence permit. However, a crucial bureaucratic hurdle is the so‑called NIE number (Número de Identidad de Extranjero). We recommend applying for it 4‑6 months before your move via a Spanish consulate in Germany – it is the foundation of your existence in Spain. KOCH Moving Logistics reliably accompanies you on your path to this hospitable and economically strong country.

LIVING IN SPAIN

Real estate market

The Spanish property market offers remarkable diversity, from elegant city apartments in the centre of Madrid to sun‑drenched villas on the Costa Blanca to rural fincas in Andalusia or Mallorca. Average rental prices for apartments are currently €14.2 per square metre, but vary greatly by region. While Barcelona and Madrid are more expensive, cities such as Valencia, Seville or Málaga, as well as inland areas, offer significantly more affordable housing. A further price increase is expected in 2026, especially in large cities and along the coast.
